CapitaLand India Trust (CLINT) has launched a US$203.2 million data center development in Chennai, expanding its presence in India’s digital infrastructure market as demand for high-density computing reshapes facility requirements. The project, known as CapitaLand Data Centre Chennai 01, represents an investment of approximately 19.4 billion rupees and marks CLINT’s first data center development in Tamil Nadu. The facility will deliver 53 megawatts (MW) of gross power capacity when construction concludes by the end of 2026. The investment also reinforces the wider CapitaLand group’s strategy of developing digital infrastructure alongside its established business park, industrial and logistics portfolios.
Chennai Data Center Targets Hyperscale Computing Demand
Singapore Deputy Prime Minister and Minister for Energy, Trade and Industry (Trade) Gan Kim Yong and Tamil Nadu Chief Minister C Joseph Vijay launched the project on Thursday, Oct. 15. Located in Ambattur, an established data center corridor in Chennai, the development brings together CLINT and CapitaLand India Data Centre Fund as joint owners. Its planned infrastructure includes 34 MW of power capacity for information technology equipment distributed across 13 data halls. The configuration positions the facility to accommodate customers with demanding computing requirements while providing flexibility in equipment deployment and network connectivity.
The development will support high-density computing systems, including workloads that use liquid cooling, as operators seek infrastructure capable of handling increasingly intensive computing environments. Liquid cooling can help address thermal management challenges associated with high-density server deployments, making cooling design an important consideration for facilities targeting advanced computing workloads. The project will also offer customers a choice of network providers, giving tenants flexibility in connectivity arrangements. These specifications place power delivery, cooling readiness and network access at the center of the development’s commercial proposition.
CapitaLand Expands Its Digital Infrastructure Portfolio
Gauri Shankar Nagabhushanam, CEO of CLINT, said: “The development reflects our conviction in the long-term growth of India’s data-centre sector, and is designed to meet the evolving requirements of hyperscale and enterprise customers.” The Chennai development follows CLINT’s data center project in Navi Mumbai, which has been fully leased to a leading global hyperscaler. That leasing outcome provides a reference point for the trust’s digital infrastructure strategy, although the company has not disclosed equivalent leasing commitments for the Chennai facility in the information provided. Meanwhile, the new project extends CLINT’s exposure to two major Indian data center markets and adds another development to its pipeline. The distinction between completed leasing and planned capacity remains important as investors assess how infrastructure commitments translate into occupancy and long-term returns.
CapitaLand Investment (CLI), the sponsor and manager behind the platform, intends to continue expanding its data center, logistics and industrial portfolio in Tamil Nadu through listed and private fund structures. The group has operated in the state for 22 years and has invested more than 60 billion rupees across seven operational assets. Its existing portfolio spans business parks, industrial and logistics facilities, lodging and digital infrastructure. CLI entered Tamil Nadu in 2004 through International Tech Park Chennai, establishing a presence that has since expanded across multiple property and infrastructure segments.
Tamil Nadu Investment Supports India Growth Strategy
Quaiser Parvez, CLI India chief executive, said the group is positioned to support Tamil Nadu’s growth as a technology, manufacturing and digital economy hub through its investment, development and fund-management capabilities. The strategy links the state’s industrial base with its expanding digital infrastructure requirements, creating opportunities across different asset classes. Additionally, CLI’s established operating presence provides a platform for further investment through both listed and privately managed vehicles. The Chennai data center adds a specialised infrastructure component to that broader regional strategy.
India remains a core market for CLI, with funds under management exceeding S$8 billion as of June 30. Its Indian portfolio includes nine business parks, 14 industrial and logistics properties, four data centers under development and three co-working spaces. The group’s lodging arm manages approximately 6,300 units across 24 operating and pipeline hotels and serviced residences in the country. Together, these holdings demonstrate the breadth of CLI’s India exposure, while the Chennai project expands its digital infrastructure pipeline as investors and operators evaluate the capacity needed to support the country’s next phase of computing growth.
