Fortune Hospitality & Infra is preparing a major entry into India’s data center industry with a proposed hyperscale artificial intelligence campus in Telangana, placing Hyderabad at the center of its expansion strategy. The Fortune Data Center Park would occupy about 170 acres in Kandukur Mandal, Ranga Reddy district, within the Hyderabad Metropolitan Region, according to company documents and recent reports. Fortune expects an initial investment of ₹60,000 crore, while cumulative capital deployment could reach ₹1 trillion as additional phases and operator infrastructure come online. The scale signals a bet on sustained demand for AI compute, cloud infrastructure, colocation and high-performance computing capacity across India.
The proposed campus would support between 1,200 MW and 1,600 MW of IT load through four independently operable hyperscale modules. Each module could accommodate as much as 400 MW, allowing Fortune to structure capacity around different customer requirements rather than build the entire site as one monolithic facility. Fortune Hospitality & Infra LLP is leading the development through its project special-purpose vehicle, Sudeeksha Estates LLP, alongside global data-center operators and hyperscalers. The project therefore targets an ecosystem model in which infrastructure scale and customer participation can expand together.
Power scale becomes the project’s defining feature
Fortune has planned the campus around a provisional 2,000 MVA power allocation from Telangana Transmission Corporation, or TGTRANSCO. The site sits less than 500 metres from POWERGRID’s 765/400 kV infrastructure and next to TGTRANSCO’s 400/220 kV substations, giving the proposed development access to a strategically significant power network. A TGTRANSCO letter dated June 27, 2026, outlines a phased allocation, with 400 MVA scheduled for December 2027 and the full 2,000 MVA requirement targeted by December 2034. That schedule matters because AI campuses increasingly depend on predictable high-voltage power availability as much as they depend on land and connectivity.
“India’s demand for AI-ready digital infrastructure is expanding rapidly. The Fortune Data Center Park is being developed with leading global data-centre operators and hyperscalers, with sustainability integrated into the design,” CH. Rama Krishna, Fortune Hospitality & Infra Managing Director, told Business Standard. Krishna has said the development will use treated greywater, low-water cooling technologies and closed-loop water management to reduce freshwater demand significantly. He has further said that long-term solar and wind procurement will form an important part of the park’s power strategy. The approach reflects the growing pressure on developers to pair AI-scale electricity demand with tighter water and emissions management.
Water and renewable power shape the design
The project’s cooling strategy could become as important as its power architecture because high-density AI workloads create substantially greater thermal-management requirements. Fortune plans to use treated greywater for cooling and other non-potable applications, alongside water-efficient closed-loop systems supported by recycling, reuse and continuous monitoring. The company expects the park to require substantially less freshwater than a conventional industrial development of comparable scale. Fortune also plans long-term solar and wind power-purchase agreements and will evaluate round-the-clock renewable-energy solutions as the project advances.
Meanwhile, the proposed park fits into a broader infrastructure push around Hyderabad and Bharat Future City, where state authorities continue to court large AI and data-center projects. TCS subsidiary HyperVault recently selected Hyderabad for a 1 GW AI campus, with the company and partners expecting to invest up to ₹70,000 crore, underscoring the scale of competition for the region’s power, land and connectivity resources. Telangana has separately attracted proposals involving Amazon and the UPC Renewables-Volt Data Centers joint venture, reinforcing the state’s ambition to establish itself as a major AI infrastructure hub. The Fortune project would add another large-scale demand center to that emerging corridor.
Fortune project remains subject to approvals
However, Fortune’s Telangana development remains a proposal rather than an operational project, and the company still needs land allotment and statutory approvals before construction can move forward. The planned campus would connect to NH-765, Hyderabad’s Outer Ring Road and Rajiv Gandhi International Airport through dedicated road links, with a carrier-neutral fibre backbone planned for the development. Fortune expects the project to generate about 4,000 to 5,000 direct and indirect employment opportunities, including roughly 1,000 high-skilled technical, engineering and operational roles. The company has separately submitted a proposal to acquire 300 acres in Sanand, Gujarat, for another data-center park, although that initiative remains at a preliminary stage.
The larger strategic question is whether Telangana can convert a pipeline of ambitious AI infrastructure announcements into commissioned capacity at the pace demanded by hyperscalers and AI companies. Fortune’s proposed 1,200 MW to 1,600 MW campus would rank among India’s most substantial planned compute developments if it reaches full scale, but execution will depend on power delivery, land approvals, financing, customer commitments and infrastructure coordination. For Hyderabad, the project adds weight to an increasingly concentrated AI infrastructure story built around large power allocations and hyperscale demand. For Fortune, it represents a potentially transformative move from hospitality and infrastructure into one of India’s fastest-growing digital asset classes.
